Seasonal rentals in Barcelona, well managed.

We manage seasonal rentals of more than 31 days in Barcelona, with contracts adapted to Law 11/2025 and a team that looks after the tenant throughout the stay.

What changes with Law 11/2025

Since 1 January 2026, Catalonia regulates seasonal rentals. Contracts for work, study, medical care or temporary situations must justify their purpose and, in high-demand areas such as Barcelona, are subject to the same rent caps as permanent housing.

The law excludes leases whose purpose is exclusively recreational, holiday or leisure, which must state that purpose and the tenant's permanent residence. Nor does it apply to tourist-use dwellings, which have their own regulations.

For owners, this means that simply signing an eleven-month contract is no longer enough: you need to choose the right model, draft the contract carefully and keep the documentation. That's exactly what we do at Volta.

Two models, done right

Seasonal rentals of more than 31 days

Medium-term stays for people who live in another city or country and spend a few months in Barcelona. We prepare the contract with the purpose and the tenant's permanent residence clearly stated.

Corporate rentals

Contracts signed directly with companies that house their staff in Barcelona. See how corporate rentals work.

We don't manage tourist apartments. If your home is better suited to a long-term rental or a sale, we'll tell you that too.

Frequently asked questions

What has changed for seasonal rentals in Catalonia?

Law 11/2025 has been in force since 1 January 2026. Seasonal rentals for work, study, medical care or temporary situations must justify their purpose and, in high-demand areas, are subject to the same rent caps as permanent housing.

Is it still possible to rent seasonally in Barcelona?

Yes, but you need to choose the right model and document it properly. The law excludes leases whose purpose is exclusively recreational, holiday or leisure, which must state that purpose and the tenant's permanent residence.

Does Volta manage tourist apartments?

No. We work with seasonal rentals of more than 31 days and corporate rentals signed directly with companies. We don't manage tourist-use dwellings.

What documents does a seasonal contract need?

The contract must state the purpose of the rental and the tenant's permanent residence, and it's advisable to keep the documents that prove it. We review each case with you and, when needed, with specialist legal advice.

What if my apartment is already let as a seasonal rental?

The new regulation also affects homes that were already let as seasonal rentals. We help you review your situation and decide whether to keep the seasonal model, switch to corporate or long-term rental, or sell.
